Why Mount Baker.
Mount Baker is the rare Seattle neighborhood that was actually planned. The Olmsted Brothers laid out its curving boulevards in the early 1900s to follow the contours down to Lake Washington, and the result still reads as one of the most coherent residential landscapes in the city — wide parking strips, mature street trees, and sightlines that open onto the water and Mount Rainier when you least expect it.
What keeps people here, though, isn't the plat map. It's that Mount Baker is a real neighborhood. Kids walk to the beach at Colman Park in the summer. Neighbors know each other from the Mount Baker Community Club, the oldest of its kind in Seattle. It's close enough to downtown to commute and far enough to feel like a retreat — a combination that's gotten harder to find and easier to overpay for.
We've sold in Mount Baker for over a decade, and the thing we tell every buyer is the same: the lots and the views vary enormously block to block. The difference between a house on the boulevard and one a few streets up can be several hundred thousand dollars and a completely different feel. Knowing which is which is most of the job.

The housing stock is Mount Baker's signature. You'll find grand 1910s and '20s Tudors and Colonials on the larger boulevard lots, solid Craftsman foursquares throughout the middle of the neighborhood, and a scattering of mid-century and contemporary infill where original homes were replaced. Many of the best houses have been carefully restored; some are waiting for the right owner to bring them back. Day to day, life tilts toward the lake and the parks. Colman and Mount Baker parks give you swimming beaches, a boating center, and some of the best sunset-over-the-water views in Seattle. The light-rail station at Mount Baker and the shops of the Mount Baker business district sit at the neighborhood's northwest edge, and Columbia City's restaurants and farmers market are a short hop south. It's quiet without being isolated.

Mount Baker is one of the better-connected south-end neighborhoods. The Mount Baker light-rail station puts downtown about 10 minutes away and Sea-Tac airport roughly 20, with no parking to think about. Several bus routes run along Rainier and across the I-90 lid.
By car, downtown is a 10–15 minute drive outside of peak, the I-90 on-ramp gets you to Bellevue and the Eastside quickly, and the airport is a straightforward run south on I-5 or MLK. Cyclists have the I-90 trail and the Lake Washington Boulevard route, which closes to cars on summer Bicycle Sundays.

Mount Baker remains a sellers' market for well-prepared homes, though buyers have regained a little leverage on properties that need work or are priced ahead of the comps. Restored boulevard homes with views still draw multiple offers and sell quickly; dated houses and challenging floor plans sit longer than they did two years ago.
Our read for buyers: be ready to move on the right house, but don't chase a stretch listing — there's more negotiating room than the headlines suggest. For sellers: preparation is the whole game here. The spread between a thoughtfully prepped home and an as-is one is wider in Mount Baker than almost anywhere we work.
