We work alongside your attorney and executor so the sale follows probate requirements. We're not attorneys, but we know how these sales proceed and who needs to sign off when.

Prepare the home at your pace
Some families want the house cleared and staged; others need to sell as-is. We'll lay out the options and the trade-offs, then handle as much or as little of the work as you'd like.

We market the home honestly, manage offers and negotiation, and coordinate escrow — keeping the family informed without adding to the load.
Estate sales — common questions
- Do we have to wait for probate to finish before selling?
- It depends on how the estate is structured and where it is in the process. We'll coordinate with your attorney to understand what has to happen before a sale can close — and we can begin preparing while those steps are underway.
- There are several family members involved. Can you work with all of us?
- Yes, and we're used to it. We keep communication clear and route decisions through whoever holds authority for the estate, so everyone stays informed without the process stalling.
- Can we sell the home as-is?
- Absolutely. Not every family has the time or means to prepare a home, and that's fine. We'll give you an honest read on what selling as-is means for price and timeline so you can decide with full information.
- What if the house needs a lot of work?
- Steven can walk the property and tell you what's worth doing and what isn't. Often a modest amount of cleanup and prep returns far more than a full renovation — and sometimes as-is is simply the right call.
- Are you attorneys or tax advisors?
- No. We handle the real estate and coordinate with the professionals who handle the legal and tax sides. If you don't have an estate attorney yet, we can point you toward ones we've worked with.
