Buyer representation

Finding the right home, without the pressure.

Whether it's your first home or your fourth, we work the same way: patient, specific, and honest about what a place is worth. We'd rather you wait for the right house than talk you into the wrong one.

Who we work with

The same care, wherever you are in the process.

First-time buyers

We slow down and explain the parts that feel opaque — earnest money, inspection contingencies, escalation clauses, what an offer review actually involves. You'll never sign something you don't understand.

Move-up & seasoned buyers

You know the drill; you want a broker who knows the South Seattle market cold and moves fast when the right home appears. We'll be candid about what a house is really worth and what it'll take to win it.

The process

How a search comes together.

  1. 01

    Get clear on the search

We start with what you actually need — neighborhoods, must-haves, budget, timing — and translate that into a realistic picture of what's available right now.

  2. 02

    See homes worth seeing

You'll get new listings as they hit, plus our read on each one. We'll tell you when a place is overpriced or hiding a problem, not just when it's a fit.

  3. 03

    Write a strong offer

We build an offer strategy around the specific situation — competing bids, seller timeline, what terms beyond price will matter. Steven's eye for construction helps you weigh what an inspection turns up.

  4. 04

    Close with confidence

From mutual acceptance through inspection, appraisal, and financing, we keep the deal on track and explain every step before it happens.

Buying — common questions

Does it cost me anything to work with you as a buyer?
We'll walk you through how buyer representation and compensation work in Washington before you commit to anything — clearly, in writing, with no surprises. Bring your questions to the first consult.
I'm just starting to look. Is it too early to talk?
No — earlier is better. A short conversation now helps you understand the market, what you can realistically buy, and how to be ready to move when the right home appears.
Do you only work in South Seattle?
It's where we know best — Mount Baker, Seward Park, Madrona, Columbia City, Leschi, and the surrounding neighborhoods. We do work elsewhere in the Seattle area; we'll be honest if a particular search is outside our wheelhouse.
Can you help me see homes that aren't listed yet?
Sometimes. As a partnership that's been working these neighborhoods since 2015, we hear about homes coming to market — and we're happy to reach out about a specific block or building you have your eye on.

Ready to start looking?

Let's talk about what you're after.

A first buyer consult is a conversation, not a commitment. Tell us what you're hoping to find and we'll tell you what's realistic.
